10 Questions to Ask When Buying a Home

Buying a home is one of the biggest financial decisions you’ll make, so it’s important to feel informed and prepared every step of the way, regardless of what stage you're at. Whether you’re browsing online listings, touring homes in person, or waiting on an inspection, asking the right questions can help you avoid costly surprises and find the right fit for your needs. Here are 10 key questions to ask before making a commitment:

1. How old are the roof and windows?
These major components can be expensive to replace. Ask how much life is left in the roof and windows, and whether they’ve been repaired or updated recently.
2. Are there any signs of water damage?
Water stains, musty smells, or warped flooring can be red flags. Don’t be afraid to ask about any current or past issues—even minor leaks can lead to major repairs.
3. How old are the plumbing and electrical systems?
Older systems may not meet current building codes and could require updates, especially if you plan on remodeling.
4. Will I need to bring anything up to code?
If you’re considering renovations, find out whether any systems or structures will need to be updated to meet current standards.
5. When were the septic tank and well last serviced?
If the home has a septic system or well, ask for maintenance records. Routine servicing is critical to avoid future issues.
6. Is the garage functional for your needs?
Look beyond whether a garage exists. Is there an electric door? Will your car fit? Can you use the space for storage or other needs?
7. What is the home’s potential resale value?
Even if you’re not planning to move soon, it’s worth considering the home’s future value. Ask how the neighborhood is trending and what resale has looked like historically.
8. What did the house last sell for?
Knowing the previous sale price—and what updates were made since—can help you understand the home’s current value and if it’s fairly priced.
9. How long has the home been on the market?
A home that’s been listed for a long time may have underlying issues or be priced too high. Also ask if it’s been listed before and taken off the market.
10. What improvements have been made?
From cosmetic upgrades to major system overhauls, understanding what’s been done—and when—can give you insight into the home’s condition.
